Office Building Conversion on East 42nd Street: Largest in NYC History

The conversion of an office building located at 235 East 42nd Street has been described as the largest project of its kind in New York City’s history, by the architectural firm Gensler, responsible for the plan.

The building, formerly the headquarters of Pfizer pharmaceutical company, faces a significant risk of collapse, as it undergoes transformation into a residential complex with over 1,600 apartments. This conversion is eyed by some developers as a potential answer to New York’s housing crisis.

On a Tuesday, construction workers encountered a compromised steel beam on the 21st floor. This discovery, accompanied by buckling support columns and sagging floors, posed substantial risks. Consequently, the Fire Department evacuated construction workers and occupants from adjacent structures, including a school. Road closures were enforced around the area for safety.

MetroLoft, alongside David Werner Real Estate, is carrying out the conversion. They acknowledged issues with the building and are liaising with the Buildings Department to comprehend the situation fully.

In a press conference, Mayor Zohran Mamdani stressed that the 37-floor building remains unstable and requires ongoing attention.
