The Rise of Data Centers in Pennsylvania: Opportunities and Challenges

The construction of data centers in the United States generates significant debate. More than 70% of Americans oppose having data centers nearby, according to a recent Gallup poll. Concerns include noise, environmental effects, and community strain. Despite this, some landowners have profited greatly by selling their properties.

Michael Hodgson is one such individual. Living in Salem Township, Pennsylvania, Hodgson sold his 14-acre property for nearly 60 times its original purchase price. The sale allowed him to retire early, turning a construction worker into a millionaire. Hodgson expressed that the opportunity felt like winning the lottery and gave him the chance to create generational wealth.

Similar stories are abundant in Salem Township. Nearly 100 families sold over 1,700 acres to a data center developer, reaping from $1 million to over $35 million per family. The developer paid $586 million for the entire parcel, raising land value significantly. Just two years ago, land in the area was valued at under $5,000 per acre.

Jack Sordoni, a local land developer, helped organize the sale. He highlighted the economic benefits, stating that the deal includes community benefits agreements. These agreements aim to enhance fire, police, emergency, medical, and educational services. A future expansion could benefit over 200 more families.

Many families plan to stay local, further stimulating the community. The Kiliti family, for example, sold their 89-acre farm for more than $20 million. They are now building a dream home, and their daughter has reopened a local brewery.

Data centers store drives, servers, and technology to process various services, with demand escalating in the AI era. However, not all Pennsylvanians welcome this boom. The state has imposed strict rules on data centers, with Governor Josh Shapiro responding to resident concerns. Shapiro emphasizes the importance of community support and environmental protection before proceeding with new projects.

Governor Shapiro expressed willingness to engage with developers who present serious proposals benefiting the community and adhering to the strictest nationwide requirements.
