Burbank, a city known for its close proximity to major studios like Warner Bros. Discovery and Walt Disney, has been working diligently to transform its appeal to both businesses and residents. A recent example of this effort is a partnership between the city and West Coast Investors, which facilitated a quick opening for Van Leeuwen Ice Cream in the downtown area. Burbank’s proactive approach, as exemplified by city officials assisting prospective tenants, greatly contributed to the brand setting up shop just in time for the summer season.

Burbank’s approach to growth focuses on multiple aspects. Community Development Director Patrick Prescott highlights the city’s emphasis on maintaining clean streets, aiding the homeless, and supporting businesses through marketing and public outreach. This strategy aims to attract more shoppers and diners to the downtown area, fostering a vibrant community hub.

Burbank is maintaining a balance between honoring its history and propelling itself into the future. While it keeps iconic businesses like Bob’s Big Boy and Milt & Edie’s, the city also works to introduce new and popular stores. Notably, it has successfully attracted brands such as H&M, Sephora, Philz Coffee, and established the largest IKEA in the country.

Residential growth is another priority for Burbank. The city plans to add 10,000 housing units downtown, an effort addressing the significant jobs-to-housing imbalance. For comparison, Burbank’s ratio is 3-to-1, starkly higher than ratios in areas like Los Angeles. Efforts are in place to streamline development processes, exemplified by projects like First Street Village and LaTerra Development’s new apartment complex near the MetroLink station.

Despite the push for development, some locals express concerns over potential changes to the city’s character. Real estate consultant Chris Baer notes a past resistance but acknowledges a shift in attitude, driven by a dire need for housing. Residents and developers alike are keen on preserving Burbank’s charm amid this growth.

Entrepreneur J.C. Reifenberg plans to open a new bar in Burbank, drawn by the ample parking and community feel. He operates a Star Wars-themed bar in Hollywood and appreciates Burbank’s charm, describing the city as “nerdy in a good way.” Burbank’s appeal is further highlighted by its unique local businesses, including comic book stores, a vintage toy store, and the year-round Halloween store, making it a magnet for enthusiasts.
